Many of our clients have asked whether or not they should register with Default School and Wells Fargo’s REO (foreclosure) division. Here is a response that PAS (http://www.pasreo.com/reo/), Well’s REO division, posted on their site:
Notice to Agents
Premiere Asset Services (PAS) has made a business decision to limit access to our online training program for the time being. We will continue to recruit in individual markets, but future access to the training and the network will be by invitation only.
The overwhelming response to our courses has been terrific and our real estate agent network is much stronger as a result of this training initiative. However, it is now appropriate for PAS to focus our resources and business on our existing network members. As future REO and BPO volume demands present themselves, the need to again open up the network may occur.
Thank you for your continued support and understanding.

There is a lot of work out there with many of the smaller companies. Please don’t be discouraged by one company’s business model. Please visit the UniversalREO.com REO Marketing page for over 125 companies that need certified, qualified agents like yourself.

Yes theres are many of other companies, that don’t even require you to pay a fee. Plus completing bpo’s will get you closer as an Agent to listing REO properties.

I am intrested in working with BPO and REO properties. I am a realtor with RE/MAX and licensed in 1989 and work full time. Consideration is appreciated.
I am very interested in finding out whether I can get on Wells Fargo’s list. I have a full-time Bi-linqual branch office set up to manage REO’s and have done tons of BPOs. Please let me know. leandracs@yahoo.com 951-334-6298 LeAndra Shepherd
Dear LeAndra,
I’m sure that you have an edge on the competition by having the capacity to handle 2 languages (remember to indicate what 2 languages you’ll handle – most of us assume Spanish/English – but in some regions “bilingual” could be more well interpreted as English/Vietnamese or English/Italian…you get the picture.
Also, the article here pretty much lays out for you the idea that Wells has “sealed the vault” (much of this posting was taken directly from the PASREO website which is the REO Division of Wells) unless you are in a far-reach area where they need help.
If it is more REO business that you are looking for, and you are just now getting started in REO, it’s important to note that: (1) asset managers at big companies like Wells like to see a track record, and (2) there are many smaller companies out there who are willing to give a rookie a break, and then (3) get as much education and certification as possible to show that you’ve done due diligence in preparation for the type of business that will be expected of you.
I hope this helps,

I can understand limiting the agents you want to work with but the agents know they do not have to market the listings they have due to the exclusive area relationship they have. I think a lender could get a better sale price if the agent would at least run an ad for the listings they are selleng. In many casses the agent will not meet with a selling agent or return a call. I have been selling homes in Chico CA for over 18 years and I banks don’t expect the same treatment as a private party. I would like the oppertunity to SERVICE

Now not only is PAS not hiring agents, but now they’re FIRING THEM!
Good Morning!
I have taken that Default classes I have completed BPOs and REOs assigments for PAS Wells Fargo. Recently the approaved broker list was trimmed back. I would like to know how I can get on the approved broker list in my area.
Thanks,
Kirk
I never applied to PAS; I understand they are an invitation only company. If you have done good work for another major REO company, they recommend you to PAS. PAS called me about 1 1/2 years ago and to date, we have successfully closed 12 properties. PAS is a very good company to work with. Although, they require a sign rider and I have yet to find anyone who will order some for me.
I have been selling REO properties over 1 year and would love to know how to get on your list to sell REO properties in Southern California. I have a partner and we have people working with us so we are fast. Please help we are trying to expand work.
Thank you

Hi. I am a Realtor in Summit, Portage and Stark County Ohio and have a considerable amount of experience completing BPO’s both interior and exterior for IREP with an excellent turn around time and accuracy in determining the market value. Additionally, I have been completing BPO’s and CMA’s for several different organizations. I also have experience listing and selling REO’s for organizations that service in my area. My meticulous attention to detail along with my experience and motivation make me an excellent candidate to list and sell REO’s fro your organization. I am very interested in listing properties in my area and/or completing additional BPO’s should the need for an additional agent arise. I appreciate your time and consideration.
Best Regards,
Kimberly Rosenberger
I have had my real estate license since 1986 and my brokerage license since 1988. I maintains the required Errors and Omissions Insurance. During my twenty-three years of experience there have been no grievances associated with his brokerage practice. I have extensive experience with bank liquidations having liquidated over 400 units for Circle K, and over 50 million dollars worth of properties under the Resolution Trust. I also completed almost 200 million dollars of real estate sales in 2005 along.
My company, Hammer and Hammer Realty Group, has the professional staff members necessary to quickly evaluate, secure, prepare for selling, maintain, and market distressed properties at the highest price.
Hammer & Hammer Realty Group is able to quickly move properties due to the extensive contacts we maintain, through local Multiple Real Estate Listings, email blasts, and nationwide advertisements in publications such as Luxury Homes and the Forum Newspaper Group that go out to major cities across the United States. The web site is currently under modification to accommodate the changes in today’s real estate climate for bank repossessions.
The bottom line is that Hammer & Hammer Realty Group has a long and proven track record of quickly and effectively liquidating properties, and we look forward to establishing a mutually beneficial business relationship with you.

HI I am doing lots of BPO’s and listing and selling REO’s for different companies. I would imagine a lot of Assest Mgmt companies and lenders will start triming their list of approved agents. I have seen agents not have yards mowed or electricity not on and they are clueless and have sold maybe 2 houses in the last two years and yet they are listing REO’s. They have so little experience it is amazing how they got on a list to get them. I have even seen some companies give and REO to an agent who lives over 100 miles away…not sure how they are going to check that property once a week….the REO compamies were not checking these things out but they are now and I am very glad they are. I have also been challenged on a few BPO’s as to value and found the comps were not comps and the info that the appraisers filled in were not even in the same county and the distance was bogus and I told the lender too so lots of agents are lazy and not doing a good job so I can see why they are trimming. The message is if you do the job right and do a good job it will come around as some of those agents that are not will get fired.
Hello, I’m a Realtor with GRI,CFS,& CSP designations in Bakersfield CA and would like to be considered for REO listings with Wells Fargo Bank REO department; I have done tons of BPO’s for numerous Companies for the past 3 years, my team and I have a turn around of 24 hours for BPO’s, have listed some short sales and procured buyers for foreclosures in this area. I believe my expertise in this area would be very valuable for the REO department of any bank. I do answer my phones in a corteous and professional manner and mantain a positive attitude allways no matter how strenous the situation might be.
I figure that if I have spent all this years as a Realtor, pay my dues faithfully, acquired more experience trough education and advertisement of my business, I will not be subject to anything that would undermine my professionalism, ethics and personal investment by not acting like a real professional and worthy of anybodys trust. Thank you David V. Fuentes
